Developing and operating premium health and elderly care facilities for Chinese residents and expatriates in Japan. In addition, by incorporating international nursing personnel and leveraging advanced technological solutions, the severe shortage of caregiving staff is effectively addressed.

  • Achievement summary

The company develops and operates high-quality senior care facilities for Chinese residents and expatriates in Japan, establishing the “Dongdu Elderly Care” brand through comprehensive, full-cycle facility management. To address the shortage of caregiving personnel in Japan, international nursing staff are employed and advanced technologies are utilized, enabling the company to effectively meet both domestic and overseas demand for elderly care services.

To date, the company has developed a total of 30 senior care facilities, 16 of which are revenue-generating premium properties primarily located in the western Tokyo area. Each property includes land and is designed as either a combined building or a vocational senior home, with a total construction area of approximately 16,500㎡ and a gross floor area of 8,381㎡. Occupancy rates consistently exceed 90%, ensuring stable operations.

Several facilities are large-scale, with over 100 beds per building. Currently, the company owns four such facilities, providing a total of approximately 156 operational beds. Dedicated management teams are assigned to each property, offering comprehensive services including meals, nursing care, cleaning, and recreational programs.

Strategic expansion is also underway in key land projects in Chiba and Saitama prefectures to support future growth. For instance, one existing facility with a construction area of 105㎡ and a unit area of 69㎡ maintains 34 of 38 beds in constant operation, achieving an occupancy rate of 89%.

  • Other contents

This business aims to provide a safe and comfortable living environment for Chinese residents and expatriate seniors in Japan, with a strong emphasis on cultural and linguistic considerations. Facilities are designed to support residents in conversing in their native language, accommodating religious and dietary practices, and observing traditional events, thereby promoting both physical and mental well-being from a multicultural perspective.

To balance profitability with social contribution, each facility is designed with a specialized revenue model, maintaining stable occupancy rates while focusing on the recruitment and training of caregiving personnel. In particular, systems are in place to accept caregiving staff from Southeast Asia and China, contributing to alleviating Japan’s domestic shortage of qualified caregivers.

Looking ahead, the company plans to leverage operational know-how from existing facilities to expand into regional cities outside the Kanto area and into areas with growing inbound tourism demand. The goal is to establish community-based senior care facilities that can meet a wider range of needs. Furthermore, ongoing initiatives include the integration of care technologies and smart care systems to enhance operational efficiency and service quality.
